Who ran the report on your rental application
A landlord almost never checks you out themselves. They buy a report from a tenant screening company. Under the Fair Credit Reporting Act, that company is a consumer reporting agency, and 2 rights follow from it.
You can ask for your own file. You can also dispute a record on it, and the company has to look into what you send.
If you were turned down, your adverse-action notice names the company that supplied the report. That name is where every dispute starts. A letter sent to your landlord does nothing to the record itself.

If your notice names a company that isn't here
There are dozens of tenant screening companies, and a property manager may use a regional one. The CFPB publishes a list of consumer reporting companies with a tenant screening section. Each entry records the company's consumer contact details and whether your file is free to request.
CFPB list of consumer reporting companies is the place to look the name up. The FTC also publishes guidance on disputing errors on a tenant background check. Both are free and both are correct. What neither one does is read your report, work out which entry contradicts your documents, and write the letter.

Before you send anything
Black out your full Social Security number on anything you upload or mail onward. Keep the original of every document. Note the date you send a dispute. The reinvestigation clock is 30 days, and it starts when the company receives your letter.
